Even after the price and terms are agreed upon, they are often re-negotiated after the home inspection. With a Pre-Listing Inspection, we can identify any possible deal breakers in advance and get them taken care of properly and economically while we have the time - not at the last minute when the chances of taking care of any repairs will likely cost you more. Plus, having these things (if any) taken care of in advance takes away any future negotiating leverage the buyers think they have. Most buyers factor in any anticipated repairs when making their offer, so having things done ahead of time increases our odds of getting a full price offer.
- Buyers have their own timelines, which might not be yours! I also make sure they don't waste your time by qualifying them as to their real ability to afford your home.
